Ephraim expanded his entrepreneurial activities into property restoration and related services, creating and developing businesses serving the South Florida real estate market.

2008–2009 — Miami, Florida

THE REAL ESTATE CRISIS

During the 2008–2009 real estate crisis, Ephraim experienced a major financial setback and lost his entire personal fortune.

Rather than ending his entrepreneurial journey, the experience became one of the most important lessons of his career—shaping his philosophy around risk management, capital preservation, disciplined investing, resilience, and long-term strategic planning.

2000–2009 — South Florida, Puerto Rico, The Bahamas, Texas & New York

NATIONAL REAL ESTATE INVESTOR & ENTREPRENEUR

Beginning at age 20, Ephraim became an active real estate investor, acquiring, repositioning, and selling properties across South Florida, Puerto Rico, and The Bahamas.

He also participated as a silent partner in projects in Dallas–Fort Worth, New Jersey, and New York City.

During this period, Ephraim played a leadership role at DR Real Estate & Associates, where he focused on identifying opportunities, increasing profitability, developing relationships, and expanding the company's investment activities.

He also co-owned Pacific Trust Mortgage, a Miami-based mortgage lending business that originated private notes and served clients across multiple U.S. markets from 2000 through 2008.

These experiences provided Ephraim with an early foundation in real estate acquisitions, private financing, investment structuring, negotiation, asset management, and entrepreneurial leadership.
